Project Description
The applicant requests Design Review approval to construct a new 424 square foot addition to an existing, one-story residence in unincorporated Tiburon. The 424 square feet of proposed development would result in 5,429 square feet of total building area and 3,554 square feet of total floor area, which would result in a floor area ratio of 37.3 percent on the 9,535 square foot (net) lot. The proposed building would reach a maximum height of 21’ – 1” above surrounding grade and the exterior walls would have the following setbacks: 19’ - 7” from the south front property line; 6’- 0” from the east side property line; 5’ – 11” from the west side property line; and 60’ – 10’ from the northern rear property line. Various site improvements would also be entailed in the proposed development, including removal of an existing storage shed; extension of an existing deck; installation of a new roof mounted 14.57 KW photovoltaic array and Tesla battery storage; and a new outdoor shower.
The residence’s wood shingle siding would be replaced with Hardie Artisan Square Channel Siding in a grey tone; windows would be trimmed to match existing trim; and grey-toned asphalt shingles would match the existing residence.
