Project Description
The applicant requests Design Review approval to construct a new detached accessory structure (two car parking stall and integrated wood retaining walls) on a developed lot in unincorporated Mill Valley. The uppermost wood retaining wall appears to reach a maximum height of 9 feet above surrounding grade and would appear to maintain a distance of 17 feet from the northern front property line. The lower wood retaining wall appears to reach a maximum height of 5 feet above surrounding grade and would appear to maintain a distance of 7 feet from the northern front property line. Other improvements associated with the development include an 1,100 square-foot detached accessory dwelling unit that would account for 5.5 percent of the proposed site floor area, landscaping, retaining walls, and a cement patio.

<>The project would result in approximately 500 cubic yards of cut, 275 cubic yards of fill, and 225 cubic yards of off haul and would remove one Protected Oak tree from the eastern side yard area.
The proposed parking stall would result in the relocation of an existing PG&E pole anchor and traffic sign to a yet to be determined location.
Design Review approval is required per Section 22.20.052.B – Retaining Wall Standards and 22.20.060.F.2 – Height limit exceptions by Variance or Design Review. An Accessory Dwelling Unit Permit approval is required because the project entails the construction of a detached Category 2 ADU per Section 22.32.120.B – Residential Accessory Dwelling Unit of the Marin County Development Code.
