Project Description
The applicant requests retroactive Coastal Permit approval to construct a new fence, gate, and retaining wall and remove seven trees from a developed property located in the unincorporated community of Inverness. The existing building area and floor area of 2,016 square feet would remain unchanged, and the existing floor area ratio would remain at five percent on the 43,560-square-foot lot.
The proposed solid wood fencing would range in height from a minimum of three feet to a maximum of six feet above the surrounding grade. The run of the proposed fence would begin in the northern front of the property at the eastern side of the existing driveway, where it would run along Woodhaven Road in an easterly direction, then along Sir Francis Drake Boulevard in a southerly direction, and then a short segment of the fence would run along Rannoch Way in a westerly direction nearest a creek bed where the fence would terminate. The proposed gate would reach a maximum height of seven feet, six inches above the surrounding grade, be located along the eastern side property line, and provide access from Sir Francis Drake Boulevard. The proposed retaining walls would reach a maximum height of four feet above the surrounding grade and would appear to form the entrance to the proposed gate that would provide access to the property from Sir Francis Drake Boulevard. Lastly, the project proposes the removal of seven trees as identified in the table below.

Coastal Permit approval is required pursuant to Coastal Zoning Code Section 20.68.060.M because the project is not explicitly and specifically exempt from coastal development permit requirements by Section 20.68.050 (Coastal Development Permit Not Required: Exempt Development) of the Coastal Zoning Code.
