Project Description

The applicant requests Coastal Permit approval to construct a 778-square-foot addition to an existing primary residence and a new 456-square-foot garage following the demolition of a portion of the existing primary residence and an existing 456-square-foot garage on a developed property located in Seadrift Subdivision Two in the unincorporated community of Stinson Beach. 

The 1,234 square feet of proposed development would result in a building area of 3,506 square feet, a floor area of 3,050 square feet, and a floor area ratio of 30 percent based on the 10,170 square foot dry land area of the 24,960 square foot lot. The proposed addition to the primary residence would reach a maximum height of 34.14 feet above the North American Vertical Datum of 1988 (NAVD88) and have a finished floor elevation of 18.98 above NAVD88. The exterior walls of the proposed addition would have the following setbacks: 34 feet, 3 inches from the northern front property line, six feet, three inches from the western side property line, five feet, three inches from the eastern side property line, and one foot from the southern rear setback line. 

The proposed detached garage would reach a maximum height of 24.6 feet above NAVD88 and have a finished floor elevation of 13.21 above NAVD88. The exterior walls of the proposed garage would have the following setbacks: 28 feet from the northern front property line, 37 feet from the western side property line, six feet from the eastern side property line, and 86 feet from the rear building setback line. Various site improvements would also be entailed in the proposed development, including removal and replacement of existing landscape, hardscape, and driveway improvements, demolition and replacement of existing fencing, gates, and decks, removal of an existing propane tank, a new recessed hot tub, new fenced trash enclosure, and a built-in wooden bench with a wind barrier.

Coastal Development Permit approval is required pursuant to Marin County Coastal Zoning Code Section 20.68.030 because the project entails development that is not otherwise exempt from the requirement of a Coastal Permit.
