Project Description
The applicant requests Design Review approval to construct a new home on a vacant lot in San Anselmo. The proposed development would result in a building area of 4,308 square feet and a floor area of 3,810 square feet. Therefore, the project would result in a floor area ratio of 23.5 percent of the 16,851 square foot lot. The proposed building would reach a maximum height of 30 feet above surrounding grade and the exterior walls would have the following setbacks: 2 feet 5 inches from the eastern front property line; 8 inches from the northern side property line; 7 feet 6 inches from the southern side property line; more than 100 feet from the eastern rear property line. Various site improvements would also be entailed in the proposed development, including car deck, retaining walls and landscaping.
Design Review approval is required because the lot 50% smaller than required for new lots under the slope regulations, in compliance with Section 22.82.050. The ADU would be reviewed and approved through the ministerial building permit process.
