Project Description

The applicant requests Design Review approval to construct a primary structure (a residence), and a detached accessory structure (a garage), on a vacant lot in the unincorporated community of Point Reyes Station. The 3,143 square feet of proposed development would result in a floor area ratio of three percent on the 74,487-square-foot lot. 

The primary structure (the residence) would have a building area of 2,463 square feet, with 1,950 square feet of floor area. The residence would reach a maximum height of 12 feet, 2 inches above grade and its exterior walls would have the following setbacks: 67 feet, 7 inches from the southern front property line; 20 feet, 8 inches from the western side property line; 77 feet, 5 inches from the eastern side property line; and 462 feet, 6 inches from the northern rear property line. 

The detached accessory structure (the garage) would have a building area of 513 square feet, which would be exempt from floor area calculations. The garage would reach a maximum height of 10 feet, 6 inches above grade and its exterior walls would have the following setbacks: 99 feet, 6 inches from the southern front property line; 20 feet, 8 inches from the western side property line; 135 feet, 5 inches from the eastern side property line; and 438 feet, 6 inches from the northern rear property line. 

The proposed development also includes various site improvements, such as preparing the site for construction activities, installing utility connections, and establishing an on-site waste disposal system (previously approved under the Marin County Deputy Zoning Administrator Resolution No.09-145 that approved the Bar-Or (Hoppe) Coastal Permit and Design Review).

Design Review approval is required pursuant to Condition of Project Approval 2(e) of Marin County Deputy Zoning Administrator Resolution No. 06-186, which stipulates that all future development of the lots created by the Bar-Or Subdivision requires Design Review approval.
