Project Description
The applicant requests Design Review approval to construct a new 12’ – 6” x 37’ in-ground swimming pool and integrated concrete retaining wall, pool equipment and storage room, 6’ steel and wire driveway gate, and a 6’ wood and wire fence on a developed residential lot in Novato. The pool retaining wall would be topped with metal frame to support a shade cloth and would vary in maximum height from 5’ to 8’ from surrounding grade and would have the following setbacks: approximately 208’ – 2” from the northern front property line; 51’ – 1” from the western side property line; 162’ – 5” from the eastern side property line; 95’ – 6” from the southern rear property line. Various site improvements would also be entailed in the proposed development, including installation of 6 foot wood gate, attached raised deck and entry, and 4’ x 8’ trash enclosure, and 5’ wood decorative fence in the east side yard area; raised planter, stone pool patio and barbeque, and outdoor shower in the rear yard; and various landscaping and sitework in the west side and front yard. The proposed project also includes new doors and windows.
The proposed project would result in 243 cubic yards of cut, 19 cubic yards of fill, and 224 cubic yards of off-haul.
Design Review approval is required because the pool retaining wall exceeds a height of thirty inches above grade per Section 22.42.025(K).
