Project Description

The applicant requests Design Review approval to construct an 849-square-foot, two-story residential addition on a developed lot in an unincorporated area of Mill Valley (the community of Homestead Valley). The 849 square feet of proposed development would result in a floor area ratio of 20 percent on the 22,805-square-foot lot. The proposed residential addition would maintain minimum setbacks on a through lot of 25 feet, 2 inches to the northern front property line at Seymour Lane, 25 feet, 9 inches to the eastern side property line, and 50 feet, 11 inches to the southern front property line at Janes Street. The minimum setback to the western side property line, as well as the maximum height of the residential addition, cannot be determined from the submitted application materials. The proposed development would also entail various other site improvements, including modifications to the exterior of the primary structure (the residence), such as the replacement of exterior materials and treatments, as well as changes to fenestration. Alterations to the interior layout of the residence, along with the introduction of new site elements and accessory structures (e.g., walkways, decks, stairs), are also proposed.

Design Review approval is required pursuant to Section 22.42.020(B) of the Marin County Development Code because the project involves increasing the floor area of a lot that exceeds 3,500 square feet of floor area in a Conventional zoning district.
