Project Description
The applicant requests Design Review approval to construct a new single-family dwelling and a new driveway retaining wall on a developed lot in Kentfield. The 3,304 square feet of proposed development would result in a floor area ratio of 8 percent on the 42,513 square foot lot.
The proposed single-family dwelling would reach a maximum height of 18 feet, ¾ inches above surrounding grade and the exterior walls would have the following setbacks: 30 feet, 6 ¾ inches from the eastern front property line; 29 feet, ½ inch from the northern side property line; 15 feet from the southern side property line; over 150 feet from the western rear property line.
The proposed driveway retaining wall would reach a maximum height of 8 feet, 6 inches above surrounding grade and the exterior walls would have the following setbacks: 26 feet from the eastern front property line; 20 feet from the northern side property line; 93 feet from the southern side property line; over 150 feet from the western rear property line.
Various other site improvements are also proposed including, a paved pathway and additional retaining walls.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the project entails development within a Planned Zoning district that does not meet Design Review exemption criteria.
