Project Description

The applicant requests Design Review approval to construct a 1,131-square-foot addition to an existing residence located in the unincorporated community of Greenbrae. The proposed addition would be comprised of the following: a conversion of the existing 305-square-foot garage into floor area, a 280-square-foot addition to the second floor of the primary residence, and a 546-square-foot addition that would be attached to the primary dwelling by a covered breezeway. The proposed development would also include an attached 1,099-square-foot accessory dwelling unit (ADU) that would be approved ministerially by an ADU Permit. The proposed development, including the proposed ADU, appears to result in a building area of 4,997 square feet, a floor area of 4,996 square feet, and a floor area ratio of 29 percent on the 17,510 square foot lot.

The proposed addition to the primary residence would reach a maximum height of 26 feet, 3 inches above the surrounding grade, and the exterior walls would have the following setbacks: 46 feet from the southern front property line, 23 feet from the western side property line, 7 feet, 6 inches (existing no change) from the eastern side property line, and 35 feet from the northern rear property line. Various site improvements would also be entailed in the proposed development, including a new car deck in the front yard near Vista Grande, an outdoor patio, a breezeway connecting the accessory dwelling unit to the primary residence, landscaping, and tree removal.

Design Review approval is required pursuant to Section 22.42.020.B of the Marin County Development Code because the project would be located on a lot that would contain more than 3,500 square feet of floor area with the proposed development.

The applicant also requests Tree Removal Permit approval to remove six protected trees—as defined in Article VIII of the Marin County Development Code—from a developed residential property. The trees proposed for removal that are subject to a Tree Removal Permit are listed in the table below.
