Project Description

The applicant requests Design Review approval to construct a new 477-square-foot second-story addition on a developed lot in the unincorporated community of Greenbrae. The 477 square feet of proposed development would result in a floor area ratio of 13 percent on the 31,746 square foot lot. The proposed addition would reach a maximum height of 27 feet, 5 inches above surrounding grade and its exterior walls would have the following setbacks: 31 feet, 8 inches from the northern front property line; 107 feet, 3 inches from the eastern side property line; 10 feet, 4 inches from the western side property line;  and 183 feet, 2 inches feet from the southern rear property line. The proposed development would also involve various site improvements associated with the addition. These site improvements include a 95-square-foot deck and stair attached to the eastern elevation of the addition, as well as a 565-square-foot carport situated beneath the addition.

Design Review approval is required pursuant to Marin County Code Section 22.42.020(B) because the project involves an addition to floor area in a Conventional zoning district on a lot that would contain more than 3,500 square feet of floor area with the proposed development.
