Project Description

The applicant requests site plan review and approval to construct a new 1,041 square foot addition to an existing 864 square foot residence and a new septic system on a developed lot in Woodacre within the San Geronimo Valley overlay zone. The new building area appears to be 1,905 square feet. Therefore, the project would result in a floor area ratio of 10 percent on the 18,800 square-foot lot. The proposed addition would reach a maximum height of 25 feet, one inch above the surrounding grade, and the exterior walls would have the following setbacks: 40 feet from the north front property line; ten feet from the west side property line; 45 feet from the east side property line; and over 100 feet from the south rear property line. Various site improvements would also be entailed in the proposed development, including a driveway, removal of a shed and various general site improvements to accommodate the proposed project.

The project proposes improvements that require a Site Plan Review pursuant to the Marin County Development Code Section 22.52.020.G.
