Project Description
The applicant requests Design Review approval to construct a 943 square foot detached accessory structure (garage) and a detached accessory structure (shade structure) on a developed lot in Kentfield. The proposed development – of which 403 square feet would be considered floor area – would result in a floor area ratio of 12 percent on the 33,342 square foot lot.
The proposed detached accessory structure (garage) would reach a maximum height of 15 feet, 8 inches above surrounding grade and the exterior walls would have the following setbacks: 40 feet from the southern front property line; 64 feet from the western side property line; 6 feet from the eastern side property line; over 150 feet from the northern rear property line.
The proposed detached accessory structure (shade structure) would reach a maximum height of 8 feet above surrounding grade and the exterior walls would have the following setbacks: over 200 feet from the southern front property line; 14 feet from the western side property line; 75 feet from the eastern side property line; 12 feet from the northern rear property line.
Various site improvements would also be entailed in the proposed development, including new retaining walls, landscape walls, stairs, and a trash enclosure.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.B because the project entails constructing a detached accessory structure within the minimum required setbacks.
