Project Description
The applicant requests Design Review approval to construct a new 1,200 square foot detached accessory structure on a developed lot in Greenbrae. The existing building area is 4,510 square feet and the existing floor area is 3,795 square feet. The proposed building area is 5,710 square feet and proposed floor area 4,995 square feet. The 1,200 square feet of proposed development would result in a floor area ratio of 4.5 percent on the 111,739 square foot lot. The proposed detached accessory structure appears reach a maximum height of 15 feet 10 inches above surrounding grade and the exterior walls would have the following setbacks: 25 feet 5 inches from the western front property line; 47 feet 3 inches from the southern side property line; 44 feet 9 inches from the northern side property line; more than 100 feet from the rear property line.
Design Review approval is required because the project is in a Planned zoning district.
