Project Description

The applicant requests Coastal Development Permit approval to demolish an existing 2,225 single family residence and construct a new 2,665 square foot residence, 509 square foot workshop with an attached 224 square foot green house, 409 square foot detached carport, tool shed, 7,000 gallon water storage tank, and new asphalt and gravel driveway on a lot in Inverness.  The proposed residence would be relocated The proposed development would result in 3,201 square feet of building area and 3,142 square feet of floor area, which would result in a floor area ratio of 8.6 percent on the 36,601 square foot lot. The proposed residence would appear to reach a maximum height of 25’ – 0” above surrounding grade and the exterior walls would appear to have the following setbacks: 85’ – 6” from the north front property line; 99’ – 6” from the east side property line; 48’ – 0” from the west side property line; 18’ – 0” from the south rear property line. The proposed carport would appear to reach a maximum height of 15’ - 0” above surrounding grade and the exterior walls would appear to have the following setbacks: 113’ – 0” from the north front property line; 178’ – 0” from the east side property line; 3’ – 0” from the west side property line; 45’ – 0” from the south rear property line. The proposed water tank would appear to reach a maximum height of 14’ - 6” above surrounding grade and the exterior walls would appear to have the following setbacks: 26’ – 0” from the north front property line; 12’ – 0” from the east side property line; 161’ – 0” from the west side property line; 124’ – 6” from the south rear property line. The proposed workshop and attached greenhouse would reach a maximum height of 15’ - 0” above surrounding grade and the exterior walls would appear to have the following setbacks: 28’ – 0” from the north front property line; 15’ – 6” from the east side property line; 161’ – 0” from the west side property line; 150’ – 6” from the south rear property line.

The proposed project would entail the removal and relocation of various existing fruit trees. The existing driveway would be removed and revegetated with a vegetable garden. Various site improvements would also be entailed in the proposed development, including pervious paver walkway and terrace.

Coastal Development Permit approval is required pursuant to Local Coastal Program Implementation Program section 22.68.040.
