These the various codes and policies we use for regulating land use and development. We use them to make decisions on projects proposed in unincorporated Marin County. These include policies like the Countywide Plan and codes like the Development Code. Use these documents to help you understand what rules apply to your property.
Plans, Policies, and Regulation Documents
- The Countywide Plan The plan provides policies for land use and development in unincorporated Marin County. We amended it in January 2023, including the 2023 Housing Element.
- The Local Coastal Program The set of rules governs development in the coastal zone of Marin County. It includes the Land Use Plan (policies) and Coastal Zoning Code (regulations).
- Community and Area plans We have 22 separate Community and Area Plans for specific unincorporated communities. These plans contain policies that guide land use for those areas.
- Land use plans and reports We have a variety of plans and reports for specific topics. These include transportation, telecommunications facilities, the Gnoss Field airports, and more.
- Title 20 - Coastal Zoning Code This is the set of zoning rules for properties in the Coastal Zone.
- Title 22 - Development Code This is the set of zoning and subdivision rules for all unincorporated areas of Marin County. Certain sections of this code apply in the Coastal Zone by reference.
- Single-family Residential Design Guidelines We use these guidelines criteria to assess proposed single-family residences.
- Multi-family Residential Design Guidelines We use these guidelines criteria to assess proposed single-family residences.
- Form-based Code We use these design standards to assess multi-unit housing. The Development Code incorporates it by reference.
